How to qualify a contractor and award your remodeling project
Minimize the possibility of having a bad experience with potential remodeling contractors by utilizing the tips below.Step 1. Get Referrals. Ask friends and neighbors for a referral instead of cold calling for an estimate. Typically if a friend or neighbor had a good experience with their contractor you will too.
Step 2. When calling for an estimate we recommend obtaining 3 estimates from 3 reputable companies. Schedule a time that is convenient for you and your spouse to be present when the contractor comes to your home for the estimate. This will give both you and your spouse an opportunity to meet the estimator and insure the company is quoting the job properly. A reputable company will ask you to be present during this process. This will also give you an opportunity to ask questions and begin qualifying your contractor.
Step 3. Key questions you should be asking any contractor bidding your project. What credentials does your company have and are your employees trained? Does your company carry worker’s compensation and liability insurance?
Are you licensed in my city? (make your contractor provide this information)
Hiring a company that is fully insured is critical in protecting your biggest investment. For example if you hire a contractor that is not fully insured and unfortunately one of the company’s employees is injured on your property, you could be held liable for medical bills. If damage occurs to the home for any reason and the contractor’s liability insurance is minimal, you could be out of pocket for repairs. It’s not worth the risk.
Step 4. Check the Better Business Bureau and investigate the company’s complaint history. Call your town or city you live in and ask about the contractor’s complaint history and if the contractor is licensed.
Step 5. Award your project to the contractor that has checked out and you feel will give the best value for your investment.
